Tempe Home Prices Flat year-over-year in December
Who would have thought that we would rejoice in flat home prices, but the Tempe home sale statistics show that yes, we’ve started to stabilize in Tempe. This news is welcome for both potential buyers and recent buyers!
152 homes sold last month (December, 2011), with an average price per square foot of $87.49. That compares with the 145 homes sold a year ago (December, 2010) at an average price per square foot of $87.98. It’s a seller’s market now, with a little less than 2 months of inventory on the market.
PRICE IT RIGHT!
But pricing right is still important for Tempe home sellers. 47% of listings have been for sale longer than 60 days. Location and upgrades are still important factors in pricing. You’ll want to price to sell before 60 days, but with a sellers market, we can afford to be a little more aggressive in an initial list price.
